Position Summary: The Maintenance Technician is responsible for assisting in maintenance and repair of the interior/exterior of all HAJ buildings, facilities and grounds.

Essential Functions:
- Walks/inspects properties at regular intervals to complete/determine needed repairs
- Maintains all interior and exterior areas associated with assigned site which includes but is not limited to cleaning, dusting, mopping, raking and sweeping
- Empties trash from all common areas both interior and exterior and picks up trash and debris from property grounds
- Assists in pulling dumpsters from trash chute rooms on trash collection days and sweeping and or mopping trash rooms as necessary
- Makes electrical, plumbing and heating repairs
- Performs small scale carpentry, painting, masonry, roofing, tiling, and other mechanical work
- Removes snow and clears all sidewalks and parking lots
- Safely and efficiently operate equipment including but not limited to mowers, blowers, hedgers, snow blowers, vacuums, buffers/scrubbers and various other hand and power tools
- Assists maintaining inventory counts of supplies and equipment
- Assists with cleaning and making ready vacated units so they can be rented, including but not limited to cleaning, painting, repairing any non-working items in the unit
- Performs work order repairs associated with REAC, emergency and non-emergency items
- Assists other maintenance employees as necessary to assure the safe, efficient completion of work
- Analyze situations and identify problems and offer solutions
- Ability to read and understand directions and carry out duties with minimal supervision
- Assists in maintaining maintenance workshop area in a neat orderly fashion
- Responding to calls for off-shift, weekend or holiday emergency maintenance coverage as required
- Perform other duties as assigned
- General knowledge of materials, tools, techniques and terminology used in the maintenance of buildings

- Physical demands: While performing duties of job, employee is required to stand; walk; sit; bend; carry; climb; kneel; use hands to finger, handle or feel objects, reach, hold and/or grip objects tools or controls; reach with hands and arms; talk and hear. Employee must routinely lift and/or move up to 50 pounds and up to 80 pounds on occasion. Must be able to safely and efficiently operate mowers and snow plows (walk behind and/or ride on), in addition must operate lawn trimmers, blowers, sprayers and spreaders. As weather dictates employee must be able to shovel snow in addition to using snow removal equipment. Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to focus.
- Work environment: Both indoor and prolonged outdoor working environment with exposure to extreme weather conditions found in the Joliet, IL area including dust and pollen. May be exposed to extreme noise, cramped spaces, poor lighting and ventilation.
- Must be able to pass a criminal background check
- High School Diploma or GED equivalent or trade school certification and three years’ experience in general building maintenance
- Proficiency in general mathematics to complete construction calculations
- Ability to pass with a score of 80% or better a Housing Authority of Joliet or other maintenance related certification exam/test
- Ability to comprehend, read and speak the English language
- Maintain a neat, clean, well-groomed appearance
- Must possess a valid Illinois driver’s license
- Must be able to pass a criminal background check
- Associate or Bachelor’s degree in a related field with five years’ experience in general building maintenance associated with HUD multi-family low-income assisted housing with documented apprenticeship training in one or more trades (carpentry, electrical, painting, plumbing or masonry)
- Program certification in the area of Uniform Physical Condition Standards Inspection Certification
- Work experience with the general public
- Annual performance appraisal
- Attainment of annul goals established between supervisor and employee
